ABOUT CPS
Commercial
Property Services was established by
Sheila Anderson in 1992 on the principle
that taxation must be
“fair”. Even Abraham Lincoln
appealed assessments for the Illinois Central Railroad in
1861, and won.
Following that American tradition, our level of
commitment, knowledge, and sophistication in the Florida property
tax appeal arena, quite simply, is uncommon. In appeals of their unfair ad valorem
assessments, we represent a select roster of A-list clients who
pay property taxes on more than $1 billion dollars in cumulative
values.
We know the ropes, understand the VAB process and Florida's state
standards of assessment, and have a notable presence among the
influential players. And we get straight to business when it comes
to implementing important change that can make a dramatic
difference in our clients' taxpaying lives ... at both the Capitol
and County level. |

Making Major Strides
CPS
contributions include
substantive changes in s. 194.301 Fla. Stat. (1997), the law governing
tax appeals, followed by crucial recommendations in House Bill 909 (2008), and
fundamental perceptions related to House Bill 521 (2009).
CPS initiated the petitioner's right to reschedule
and the VAB
evidence exchange concept, helping DOR prevail when its Rule was
challenged.
PAL (DOR Public Access Library) and material changes to numerous DOR
Rules, including DOR Real Property Appraisal Guidelines (2002)
originated with CPS.
Detailed input with Cabinet Aides helped amend
and improve VAB Rules of Procedure, adopted in 2010.
